Martinez subdivisions were built into the pines, which is lovely for about twenty years and then becomes a maintenance question. Loblollies at eighty feet with a house underneath need honest assessment, not a sales pitch: some should come out, most just need deadwood taken and weight reduced.

We run a weekly maintenance route through Martinez and West Lake. Lawns here are mostly bermuda and zoysia with a lot of pine shade, which means cut heights and frequency both matter more than people expect.

Beds under pines want pine straw rather than hardwood mulch, and they want it refreshed before the weeds find the gaps. We handle that on a seasonal schedule so you do not have to think about it.
